Found family mineral deed from 1983. Spoke to oil and gas attorney, landman, and tax commission. Tax commission sent revenue numbers for the sections. Landman said cant say for certain if any present production on our mineral tract via a cursory look. Called one of the larger operating well companies in the section and they stated they are not operating on our tract. Total of 210 or so acres inside 11-1N-7E and 17-2N-7E. Would be helpful to know the approximate value of the mineral rights of these tracts if we choose to sell ( or market to lease?).As we would need to probate to place in living relative, trying to get some advise on proper smart next steps
The first thing you need to do is to determine if the family still owns it. In other words, if your ancestor reserved or were deeded mineral rights in 1983, they could have deeded them away or, if they also owned the surface, lost it to a tax sale in the intervening. 41 years. 11-1N-7E has wells in the NE quarter and is part of the Fitts Field. Depending upon where your acreage is and if it is in the Fitts field, you might have small royalties until the field is finished with production. The wells are very shallow with low production. If you are not in the NE quarter, then you may not be in the field.
17-2N-7E has had wells and is part of the North Fitts Field. They appear to be plugged and abandoned. Not worth much at this time. No leasing in the last three years.
