I know you mentioned a lease and I don’t typically don’t recommend selling, but with a fractional interest under 1 Acre, regardless of location consider cashing out. Make sure you get a fair price though. Try to get advice based on location from groups like The WV Surface Owners Association OR The State Royalty Owners Group. If you don’t own the surface, possibly contact the owner to see if they have an interest or the owner of a neighboring tract. If you sell, talk to a CPA FIRST about your options.
