Using the Legacy GIS map viewer on the RRC website, I can find the sections highlighted by Clint. Section 258 shows one plugged well; though there are many wells in surrounding sections. I see I’ve got some homework ahead of me.
Larry, Others will be better able to address well spacing. You can see from the sections around you that spacing can be tight. On your lease, be careful. In any other situation would you sign a significant business contract without having an attorney check it for flaws? There is no “standard” oil lease, and companies probably do not tend to have their legal teams draw up leases to benefit land and mineral owners.

The Landman for the latest offer didn’t identify the company he’s representing. The previous lease with Sandridge was 1/4th royalty for 3-years at $300 per nma (with unexercised option to extend for additional 2-years for $300 per nma.) The current offer is 1/4th royalty for 3-years at $200 per nma with option for additional 2-years for $200 per nma.
I’m not taking this first offer without investigating more. Other family members with similar mineral interest live closer (I’m in Boston).
What is the drilling space in Texas? In Stephens County, OK, drilling space was changed to 640 acres (entire section).

What is the name of the company wanting to lease your minerals? Given that you are so close to existing production and that your minerals have previously been leased, I would think a 25% royalty would be almost a given. Even then, get an O+G attorney to approve any lease because the legalese is daunting. There is a online service which allows one to search many county records and print the pages at home/office for a fee. I don’t have the url handy, but can get it for you if you like. The county clerk in Gaines county could tell you if they participate. You might also look in the public records section of the local paper and request a copy of a lease from the Gaines county clerk.:

I think I am an NPRI owner to the S half of Section 22, Block A-22. I see an operating well on it and an injection well. They appear to be part of a larger unit (MEANS N QUEEN SAND). Does anyone know if NPRI owners get any compensation for injection wells? I get that minerals are not coming from the injection well itself, but if its used to benefit the whole unit, then it makes me wonder.
I am brand new to this group and to the forum, and I have a question. My family owns a fraction of the mineral rights to a section of land in Gaines County. These rights have been under lease from time to time, but not in recent years. Is there anything I can and should be doing to awaken some interest in the rights? Are there companies active in the area that I should get in touch with? Or should I just assume that anyone interested will manage to get in touch with me? Thanks in advance for any info.
Just got a request from Three Span Oil & Gas to lease some small interests in the S/2 of Section 15, Block C-31 Public School Lands. They are already leasing some acreage in the same section (Adair unit). They are offering $150/n.a. bonus, 3 yr primary term, 3/16 royalty. Anyone (Clint?) got an idea how these terms stack up at this time. (They were paying 25% a year ago up in Section 4.) Thanks!

I have been approached by a leasing agent to lease my mineral interest in Gaines County, Texas, NE/4, Section 15, Block C-31. They have offered a $150 per net acre bonus consideration but that seems awful low considering that Gaines County is pretty hot right now. Does anyone have an idea what a good ballpark bonus amount should be for that location?

Aren’t there more than four new wells permitted within about a mile of Section 63?
Those permits are from the 80’s. There are some farther south for vertical drilling
