Gaines County, TX - Oil & Gas Discussion archives

AJ,

Got it, looks like its a monster well they have. With the drop in prices, I do not know if they will continue to drill. If the production keeps up it looks like it could be a good play.

joshua, I believe the Riders of Destiny is a horizontal San Andres well. I saw a Ring Energy presentation slide which indicated the San Andres is “discontinuous.” Is an unusual approach being used with this well, or is the rock uniquely conducive to hz San Andres drilling in a small number of locations? Or maybe I am way off and hz San Andres wells are not uncommon? Will a hz San Andres well likely have a less pronounced depletion curve in comparison to a resource play hz well in the Midland Basin?

My dad, James Mack Noble III and his brother, Edward Garland, own about 265 net mineral acres in Labor 4, 5 & 6, League 303, Dawson County School Lands, Gaines County, Texas that they would like to lease. That represents 1/2 of the mineral interests. The other half is owned by Margaret Ryan, with whom we are in communication. She would also like to lease her 1/2 interest.

I have received an offer in Section 21 in Gaines County, does anyone know what the current activity or play is in this area? Also any idea on bonus payments. My thanks in advance!

bj2, It looks like there are at least 18 Blocks with a section 21. Do you know your Block number and/or the Abstract number?

Are you south of the city of Seminole? If so I will guess San Andres formation and suppose you were offered $150/acre with a 1/5 royalty for a three year producer’s lease.

Amy, I would think just about any licensed Texas attorney could represent you in the sale of the minerals. You know the advice many on this forum give about selling mineral rights. Please consider listening to this interview http://www.capleroyalty.com/capleroyaltyinterview.mp3 I have zero financial interest in Caple Royalty and am not in any way referring you. Doing your own due diligence is a must. Does your property already have a producing well?

No it is not producing at this time. I only found out I owned it recently. I would love to lease and all that, however I did that before on some land in Nolan County and kicked myself for not selling. I am also ill so a good sum of money would help with all the days of work I have missed. Just don’t want to go to low. Thanks again.

Thanks again, any info anyone has would be great. I appreciate it, as I am out here in Florida.

Hi yes thank you AJ. It is N/2 of Section 23, Block A-25, PSL. there is a total of 322 acres and I own 44.74 acres of it. I really want to get more than 1k per acre. I tried finding a lawyer or some advice in seminole but could not google much. No names popped up. If you know someone, let me know. Thanks in advance.

Hello, I recently found out that I own 44.47 miles in Gaines County. I know everone will say to just keep the mineral rights, but after consideration selling might be best for us. We are being offerred $1,000 per acre. I started with $750 but got him up to 1k. Leasing I would get $150 per acre with 1/16 royalty. I am trying to find someone to advise, and someone to read the final contract. Thank you

Ms. Telschow, Do you mind sharing a description of your property and its general location with regard to the city of Seminole ( x miles n/s/e/w of the city of Seminole)? Someone reading your post might offer $1500/acre. It sounds as though you are out of state. Why not engage the services of an attorney in Seminole, Texas?

You’re welcome. I do think listening to the interview could help. Best.

I did listen thanks. I just want to get the best deal I can, I contacted capleroyalty and am waiting to hear back. Not sure if I can afford them, we shall see.

I’ve inherited mineral rights in Section 67. I recently found out that Platinum Exploration Exploration has a drill (per railroad commission) but TexasDrilling.com shows Dominion Operating is the operator. Regardless, I have never been approached by either to lease my mineral rights. Is this common and wonder what my options are? HELP please.

Somebody is eating fancy tonight! Best of luck to you Bertha

Ms. Miller, According to the RRC map viewer, there are three distinct sections numbered 67 in Gaines county [Blocks AX, G, and H]. Are you certain the oil well you have found is in your section? Has the section in question been divided in such a way that your minerals were not needed to drill and complete the well?

First , thank you so much AJ for your help. The legal description is: SECTION 67; BLOCK AX; ABSTRACT 2380; SURVEY PSL; ALTERNATE SURVEY MILLER CA A. J., I inherited other SECTIONS-ABSTRACTS which are contiguous to the above 159 acres. I receive royalties in Wise County & it is that oil co’s in-house landsman (a different oil co) that told me about the oil well drilled by Platinum.

Looks like a wonderful beginning, Bertha!

You are welcome, Bertha Miller. I now see your section on the RRC map viewer and the Dominion well, which is producing. I assume you have an attorney. Apprise him/her of the situation. Or perhaps phone Dominion and inquire as to if you should be receiving royalties? Is it possible someone signed a very unfavorable lease before the minerals were yours? Sorry I do not know more.
