Pam, You can check county records for mineral deeds, leases etc. only goes back to 1992 though. You might see some names you recognize.
Lynden It is called the legal description. Spacing is set by the Corp. Comm. It sets the size of the drilling unit. Most 40 ,80 160, or 640 acres.
The 150 is the size of the tract in the description, it could have nothing to do with what you own or the spacing. they could be any size it depends on the description. You could have 1.5 acres under 5 acres or 150 acres. You could have the hold 150 if that is what the deed has on it.
That is the reason Lynden L1 L2 that is.
Gary there is a request for six more wells in 27-4n-5w Grady Co. now.
Ron, does that mean that under that 40 acre tract, a possible 25 other people also have an interest?
It could be a “Correction” section as well. A section that has less than 640 acres to correct for the curvature of the earth. We have interest in a 1/4 that is around 145-150 instead of the usual 160 that had me scratching my head.

Michael, yes & I’ve been there, just didn’t realize what I had-one doc is a release by Amoco in Dec. '91 of many leases, our father’s included plus many others in that same sec! And I do see names that could be family-now I’m off on another chase! Thanks!
Pam, the attached excel doc will tie the legal description to the location of the 150 acres in 21, 4N, 4W. Each block is 10 acres. Please some one else please check my work.

Just to review, the 1.5385 net mineral acres is in sec 7, 2N, 3W.
The 150 acres in question are in sec 21, 4N, 4W. Can you upload the document?
How do you know you have 1/6th if the deed said 1/7th . That is what the deed is for is to tell you what you have. You could only give up interest, you couldn’t take from others unless they agree. That is what you would be doing to go from 1/7th to 1/6th.
I’m going to crawl out on a limb here but if the software Earth Point Townships is correct then 21, 4N, 4W is 641 acres.
(just for me )The correction for earth curvature might explain why this software will sometimes list the 40 acre sections as L1, L2 etc as opposed to NWNW.
The longer the smaller is not the case all the time . On some it might but not all. It could have nothing to do you interest .It could be the size of the farm your interest was under in the description.

Laura, I can’t answer your question. I’m just an amateur who had to build a model to figure out the land descriptions for myself. there was a lawyer in this thread earlier who could probably help. With that disclaimer I would think the mineral deed rules (not a legal term). what makes you think you have 1/6th? Is that what the math says when you figure the % RI on your royalty statements?

I lost track is that the deed or the lease? If the lease then that is usually all you see. If it is a deed it should have the fraction owned (if not all) or have quit claim language in it. (all of my rights in etc)

I have a question. If my mineral deed says I have 1/7th interest in several properties but I actually have 1/6th interest passed down from my Grandmother, does that matter or does the landman just know that? Do I need to correct the deed?

Ron, I was hoping someone could tell me that, if it’s under production. This doc. I keep talking about does state that at the time it was signed, in '96, the tract was under oil & gas lease. But that lease would have ended & a new one would have had to been signed? In other words, Cianna Resources was buying the royalties on that lease until the lease ended-is that the way this works?
