A land man called today and wants to survey our section in Nolan County, TX, to possible run a pipeline for their gas wells a few miles away, to the plant. They will pay $30/Rod. Is that a fair price today?
Thank you

It depends on size (diameter) of pipeline and width of ROW. Is that a one-time payment or will there be payments every ten years? I am not familiar with rates in Nolan County.
You need to know the width, the size of the pipes, how many pipes and where will it go through your property. Think about damages like trees cut down, diminished land value (consult a real estate expert) and restoration of the land after digging.
Many pipeline companies will pay attorney and/or an expert fees. Also check with your county appraisal to see if a right of way could be taxed at a lower rate due to the restricted use.
