I can only guess at this point that I have less than 10 acres at only 2% in this area I am told by an attorney in the area that it may cost up to 5K to get a clean title. Or I have read some information on doing an affidavit which is much faster and cheaper. Any advice on attorney or affidavit and weather this small amount is worth the effort is greatly appreciated

A summary probate should be closer to $3,400. An affidavit is generally useless
