If you lease for a cell tower make sure you have a clause where you receive part of the subleasing income should that happen

When you lease part of your land to Verizon(as an example) they will pay you monthly, quarterly or annual payments for this right to place a cell tower on your land. Once the tower is built and operational, lets say AT & T want to use the tower also. A T & T will rent space(sub lease) from Verizon for a fee. Verizon will keep all of this fee unless you have a clause in your lease with that states you are to get a certain percentage of the sub lease to A T & T. Without this clause Verizon could sublet enough tower space that their rental cost is zero and could actually make money from the tower on your land.
Thank you very much, Charles. I never thought about that aspect of the lease. Do you know anyone that has had success in negotiating that clause into their lease? Also, are you aware of what is considered a "going rate" and term of this type of lease?

Leasing for towers is very complex. You should really consult a professional to help you before leasing. I can't stress that enough.
