I received a letter from a landman working for an investment company over 2 weeks ago wanting me to sell what my sister and I inherited from my mom. He sent me another letter of the mineral deed and letter of agreement. I am not in dire need of immediate cash and he wants to buy my rights for 8,300. It’s in Washita County, OK Section 25, Township 11 North, Range 18 West. I receive a check once a year from SM Energy are they the leaser or operator?
Any info given will be greatly appreciated as I can tell he is desperately wanting me to sign.

Here are the last completion reports on 6 wells that have been drilled in Washita County. After looking at the completion on these wells I can understand why someone would want to pay you chicken feed for your minerals. These are some fairly good wells. You might be making a big mistake if you sell. This investment company knows something you don't know.

I show Samson has a well in 25 the Bullitt 1-25H. I also show SM has a well drilled from 36 under 25, the OSU 2-25H . I also show SM started another well on 2/2/13 on 25 ,the Bullitt 2-25H. The OSU 2-25 well has average 224 BOD & 5275 MCFD from April to Oct 2012. That is a very good well. If you are getting a check once a year you most have a very small interest. With three wells you should get a check once a month And the well names should be on the check , there should be payment from two wells now and another before long. I am going to do some more looking for I don't know why Samson & SM are both in 25 . The Bullitt 1-25H looks to be a good well also.

I would think long and hard about selling and do not rush into anything . It looks like they have something there. How many acres do you have ? Above are some links to what went on with Samson & SM . You should be getting paid for two wells now . Are you ?
