How do I tell if a lease offer is fair?

We received an offer for $300/NMA for 3 years with 25% royalty for Lots 1-5 of of Block 4, TVGAC in Section 256, A2837, Block 13, H&GN RR Co survey. This is for our half of a 25 acre spot. The lease specifies free access to the water, and a 2-year option to extend the lease at a pro-rated bonus prices ($200/NMA for 2 years)

The company is pressuring us to sign because "that's the same offer she gave to another family member". I don't have enough information to tell whether this is a fair offer, though the party lacking in information is usually at a disadvantage!

Check out some of the information on this site in the "Mineral Help" tab at the top of this page. I don't know about activity in your immediate area, but I haven't heard of a bonus that low for years. Also, if there is free access to water then there are probably other lease terms that are not to your advantage.
