This may be a stupid question, but here goes. My sister and I have a mineral deed for:
"Lot Two (2), also described as the Northwest Quarter of the Northeast Quarter (NW/4 NE/4) and the South Half of the Northeast Quarter (S/2 NE/4) of Section Two (2), Township Nineteen (19) North, Range Thirteen (13) West"
If I am calculating correctly, this is about 120 acres, is it not? I may be totally reading it wrong. If so, I would greatly appreciate if someone can enlighten me.
You are correct. There are 40 acres in the NW/4 NE/4, and 80 acres in the S/2 NE/4. HOWEVER, you may have an undivided interest in this 120 acres, and not the whole thing. The amount of the undivided interest in not always stated in a deed.
Well, if you are getting calls about leasing the property, ask the landman who calls, and he likely can tell you. He will have tracked this down likely before he calls you.
I checked your deed, and the related deeds that are available online. In each case, the amount transferred is simply stated as "all of Grantor's interest" - which does not answer your question.
Basically, someone would need to follow the chain of title back in the Blaine County Clerk's office, and finally it can be determined how much is involved.
The deed to my sister and me is from 2012. My grandfather passed away in 2001 and left it to his 3 sons. I think it has been in the family for a couple of generations prior to that. I have no idea when the lease was signed or by whom. It was a done deal before I got it.
