How much time is it taking new wells to be drilled?

It has been 5 mos since I signed the leases and about 3 mos since I received the lease monies. Landman says it could be one or two years before drilling starts. What time lines has everyone else be looking at in Tyler County? Thank you! Kim

I am not holding my breath. We have 2 adjacent properties under lease now and when we signed the second one earlier this year the landman made it sound like they were just about to drill.

I think mostly it is a crap shoot. They have to get all 640 acres under agreement, then secure access rights, permits, move equipment, etc.

What is frustrating is that they know the gas is down there but it's all the other politics and dealing that drag this out.

I wasn't able to find my property on that map with a well permit but you might have better luck.

Leasing is just a formality. Once they get that lease then they can tie up the property for years if you did not get clauses in your lease. A lot of mineral owners just jump in there and sign and those who do their homework can get the lease language changed to where there are time frames. Most leases will tie up a property for at least 5 years so they are in no hurry to go out and drill immediately after a lease is signed. Chances are, once you sign the lease you probably will not hear much from the oil company. We have not heard from the company for almost 10 months on a tract they want to lease. Some have signed and some haven't so I feel they are waiting for forced pooling. I still think with all the talk about a new cracker plant that politicians will pass some sort of pooling bill. After all, money talks in politics and guess who has the money.
