How to check for Legitimate company

Received an offer from a company called The Land Station out of San Diego California for a high value for 6.7 acres undivided interest in Freestone county.

How do you know if they are legitimate, and NO-one has ever put in an offer before on undivided land and minerals.

Either they are paying for something they know nothing about or they know something I don’t know. From what I can tell, there isn’t much activity in that area.

Contact the company and ask for references and possibly specific transaction examples, i.e., recorded mineral deeds. Are your parcels in the E Wood Survey A-860? If yes, then there is quite a bit of leasing going on around your land. No new leases in that survey yet, but nearby:

Comstock acquired lots of acreage from Legacy Reserves, generally to the north and west of the Wood Survey.

Vanna Production has leased to the southwest of your land, and

Horseshoe Energy (believed to be working with Vanna) has leased immediately to the west.

All of this leasing appears to be a continuation of the Lower/Bossier/Haynesville deep gas play that Comstock has begun in Robertson and Leon Counties. Hard to say if the leasing will spread into your mineral area, but you need to be aware of what is going on nearby.

Hello, Yes it is in A-860. 6.7 Undivided interest of 20 acres. The total comes from Parcel 18043 (4.3acres) and Parcel 55704 (2.4 acres). I believe it is split due to the road.

It is interesting that I have gotten several offers at a high price. This has only been leased in the family 1 time previously that I know of. Always the question at this point in time …take the money and run or hope for a pin point shot at a well. Are these maps the same as RR of Texas GSI maps or just Google earth? They are so helpful! Thanks!
