Randomly a law firm contacted me about a check they had for mineral rights from decades ago and wanted to get me the whole $13 dollar check, and to get a revocable transfer on death deed filed with Caddo county. I looked up the section and it appears there are dozens of wells on it. How can I find the original mineral rights agreement as its been drilled since the early 1900’s. I live out of state and it would be hard to physically visit the county clerks office. Law firm that contacted had little to no information.
Welcome to the forum. The leases are filed in the county courthouse. You could look up the operators for the section and contact the division order department and see if they can help you with the lease. You would need the owner’s name. For $13 it might not be worth it. However, you could also look up unclaimed funds at the OK Treasurer’s office and see if there are more funds waiting there. Depending upon the location in Caddo, you may want the title cleared up as there is increased leasing.

IMO Martha Barnes’ reply is likely the most spot on. It would definitely be worth doing more research. It could be that an operator is attempting to effectively ratify an old oil and gas lease by tendering some small payment from an older inactive well that they’ve reestablished some production on. (?) Highly suspect that any company would put the time and money into having a ‘law firm’ contact you to disperse revenue. Especially such an inconsequential amount!
