How to go about advertising Weld Co land and mineral rights for sale?

Hello,

I'm fairly new here, sorry if it is the wrong place. If there is a more approriate

forum, do let me know.

Over the years, I've had a few offers for my land and mineral leases, at

different times, but I've not been interested.

I'm more interested in selling all of it now, ~80 acres (79.* something).

But I'm not desperate.

If you know of an active buyer in Weld Co, please let me know.

Most of the contacts I find on maps and in publications are not active in the area.

Also, what is the most widely circulated magazine that would be best to

put an advertisement in?

I have also advertised on craigslist in major cities, Denver, and larger metro

areas in Texas, but no responses.

This land was within the 'Centennial project' that had been planned, and with the interest I've had in the past, I'm sure there are minerals, gas, etc, on it.

I have the geological survey that was done in the area, and a map of all

the lands sold in this area, starting around 2006.

I'm looking for advice...

There is a listing section on the bottom of the home page of this sight. I could be interested, but would need a more precise location (preferably a Section Township and Range.)

I work for an operator in Denver. We may be interested but would need to know more specifics.

I don't advise you to advertise. Look for a referral and learn the reputation of the buyer. Many so-called buyers are simply "brokers" trying to get in the middle of your deal for the spread commission......Beware of this ploy. Work directly with a principal buyer and not a broker. Many on this site can help you, but even on this site there may be deceptive presentations. Do your "due diligence".....Thomas

I'm the original poster.

I must say, I had immediate responses, and many people said they

represented buyers or a company.

But they wanted the legal description and then <poof> they were gone.

Almost none followed up with a reply, or as much as a thanks.

So, beware of what you post here.

PLJ: what is the legal description? Operators have delineated this play to specific areas. Buyers and lease agents are no longer just rushing in. I would be interested, but need the description, lease status, etc. Thanks.
