How to track Leasing activity

Is there a way to track or monitor new leasing activity in a particular county?

Some states, like Texas and Oklahoma, have an online system for most of the state, although not every Clerk’s office participates.

I would search for [your county state] land records.

Thanks Illini. I’ll call and inquire w a county clerk’s office (Texas). I’m sure there is some way to monitor this as they are being filed.

The website you’re looking for may be Texasfile.com. They seem to cover most of the state.

Oof, looks like it costs $1 per page for lease and deed images, even in bulk. In some jurisdictions, you can pay a flat fee and research all you want, or in others, it gets down to 15 cents per page or less. Well, if you own mineral rights in Texas, they’re probably valuable enough to support that.

I have been offered a lease for 200 a acre which seems low to me I’m trying to figure out if my area has a lot of mineral and oil leases going on in the smith county area near Lindale Tx actually wish I knew some good companies to talk with

You’re welcome. CourtHouseDirect does exactly as it represents, but keep in mind that the alerts seem to be dropped every few weeks (or longer) depending on activity. I save the email with any lease alert which contains leases of interest. Depending on the activity

They sent me a lease alert for the 3 counties I requested. I received 1-3 alerts on each county this morning but one alert is from 1973 and another is a warranty deed (not lease). Not sure why. I have a call into customer service now but must wait for callback.

I would also suggest that you find your areas of interest on the Texas RRC GIS Map Viewer and look for permitted wells. Another approach would be to go to Texas RRC’s Drilling Permits page and look for permits approved in the last three or four years in your counties of interest. Then go to TexasFile or CourtHouseDirect and enter the names of the oil companies that permitted wells in the Grantee space and search.
