I’ve been having a conversation with a landman about a new lease for the property where we have mineral rights in Pecos County. He seems to think we have a much larger percentage mineral rights than we thought. How can we verify how much percentage we actually own? Is there a way to do this on our own?
Probably the best way is to check your property or mineral deed records in the Pecos County Records. If you live close enough, you can probably search in person, or if you are not close by, you might be able to use texasfile or other online services to search for relevant documents.

Ask the landman you are talking to if he has a run sheet (list of deed recording references) he is going by in saying how much mineral interest you own. If he will share that you’ll need to double check those deeds but it should give you a head start in figuring out the variance from what you understood your interest was.
