I have some folks trying to lease my acreage in Block 32 T2N. Does anyone have a current lease bonus rate here?

Hi! I’m new to the site and would like to learn more about Crabtree 19 which is operated by Encana, located at T1N BLK 33 SEC 19 A-311. My siblings and I have only fractional interests but nevertheless look forward to those small periodic checks. If anyone would be so kind to provide me with a map and advise how to get a copy of the lease I would be very appreciative. Thanks and regards, CJ Merrick

Any knowledge involving the area of Section 25 Block32 Township1 north,

Abstract 140 in Howard County?

how do I confirm what % of minerals I currently own and what does that % number really mean? Say I have 1/8th or 1/16th or 1/2% I get confused trying to learn what it really means. Have three companies trying to buy my minerals and I don’t want to sell without knowing the potential of my interest.

Ronnie,

The GIS Map shows about 12 approved locations for horizontal wells with in 5 miles of your Section 25. 2 of those locations are next door to the West. A (38640)completed in Section 23 …Completion Report shows 856 BOPD/708,000 Mcf gas per day.

JPM EOC Operating, Inc. has the approved permits for several of the wells West and Southwest of your Section 25. A well(API 227-38693) about 3 miles south of your Section 25/Completion Report test shows 550 BOPD/342,000 cubic feet of gas per day. Looks good to me.

If they were my minerals I wouldn’t sell them. Lease them for a good bonus and reap the royalty for years to come. How many acres do you have and do you have 100% of the minerals?

DRILL BABY DRILL

Clint, why should I do anything right now? Would it be wiser to wait? I do not want to make a mistake. Confused on lease acres vs land acres and the percentages the mineral rights owners get and how it is figured. Thanks for your Knowledge and time thanks, Ron

Clint , this appears to me to be a very good thing. getting pressure to sell my minerals no offers to lease. Why you think?

Hi everyone, I was recently sent an offer from a land man for a lease covering section 25, block 32, T2N in Howard County. I don’t know anything about this industry and any help you can give me would be greatly appreciated. I don’t want to rush into anything without doing my homework. Any suggestions?

Good Morning Gary. The only thing I see on the GIS Map at this time is some older approved permits(10/10/2014) for Spray(Trend Area)wells. I’m not sure if these wells have been drilled. Approved permits for wells 38246, 38247 and 38249 were to be drilled by Apache Corp. Wells 38819 and 38868 were approved in August and October of 2016 and were to be drilled by Qstar Operating. At this time I see no spud report(begin drilling) notification.

I am of the opinion if I ask a qualified person their opinion and it is a sound one…Take it. Thanks, Clint. Wife and I will sit back watch the Super Bowl and our Grand-Kids and Cheer Trump on. We’ll all make America Great Again! Black Gold Texas “T”

Good Morning Robert…10 to 12 approved permits have been issued to Legacy Reserves Operating LP in the last part of 2016 and into January 2017 just to the S/W of your Section 25. Sit back and wait for the offers to lease come in.

That’s an awful tempting price. you’d need to figure your royalty income over (x) number of years to determine if it’s worth the instant cash. but it is awful tempting.

CW… is that a purchase price or a lease bonus per acre price? thanks, jh

James,

What you should be getting and what you will get will be wildly different.

Depending on the number of acres you own and the proportion that are in the upcoming oxy units…I could make a strong financial case for you getting a bonus of $10,000 per nma…that said I would be surprised if OXY offers you more than $1,500 an acre.

A non-op is probably your best bet to pursue a high bonus. I would be happy to talk to you about that if OXY won’t negotiate.

Does anyone know what I should be getting on bonus in Howard County, Blk 33, Sec. 7 T1S?
