Hi! I am new to this forum and all things oil/gas royalty related. An acquisition company called me and asked to buy my mineral rights in Howard County that I was heir to through my uncle that died in 1965. My 2 cousins and sister and I were told that the rights were on land that would probably never be drilled on. They sold and I didn’t. Long story short, there are 9 producing wells and a lot of money in suspense. How did the acquisition company find out about these rights/money to offer to buy? Because no one in my family knew about the mineral rights, I’m wondering if there are more suspense accounts out there in my uncles name. I have tried the unclaimed property route, and even the funds I know about now never came up. Any suggestions???

That is sad to hear about your cousins and sibling being taken advantage of by the mineral buyer. It is easy for the mineral buyers to find out who is being held in suspense because the tax roll will often identify those owners as “unknown owner” or “unknown address”, etc… Your best bet is to contact the operator of the wells and work with them to get the title cleared up. They should also have a clear process for getting money that is owed to you out of suspense. If you want to post or message me your uncle’s name, I will be happy to do a quick records search of the Howard County records to see what deeds pull up with his name on it.
Judy, It’s likely they traced out your uncles probate, found the heirs, and made offers. Why is your interest in suspense? If there are title or probate issues I may be able to advise you. But if your two cousins sold to a buyer, it’s likely they have cleared title for you.

Russ, do you happen to know what the legal description for the property is? Typically, unsolicited offers to buy minerals represent a small fraction of what they are actually worth.
If you post the Section and Block information, I can give you a quick update on what is going on in the area. If you’re wanting valuation information, you may want to reach out to one of the forum sponsors to see what prices they’re seeing in that area. If the property is in an active area and/or there is a drilling permit on the property, I would be hesitant to sell.

T Chaney… i wish i could help. I live in northeast texas and get very little information… except through these postings. if i hear of anything… i’ll be happy to pass it along. I also subscribe to the local newspaper online and the Permian oil and gas journal. Helps some… but on the ground information is better.

Barbara, there are a number of factors that influence a property’s value, such as whether or not it is leased, the terms of the lease, whether there is production, who the operator might be of any prospective wells, etc… Generally speaking, your properties are in a good area. Below is a map showing Section 26. Last month, Legacy Reserves permitted two horizontal wells spanning sections 34 and 39, immediately to the southwest of you. I would be hesitant to sell the minerals given how active of an area it is. If you are wanting to sell, you may want to consider reaching out to one of the forum sponsors to see what prices they’ve observed in your general area.
