Got an offer for lease from R.D Williams for NW/4 NW/4 and NE/4 SW/4 Section 17 6S, R7 on 50 gross acres with 3/16 and $500 bonus. Is this fair?

I have a lease with RDW and it is the worst lease I have read. I was the second person to sign a lease in Carter Co 30 3S 3E back in 2010.

I did not ask for GROSS PRODUCTION at the well head, or DEPTH CLAUSE, remove the SHUT-IN CLAUSE, and remove any option concerning the length of the lease. Mine was 3 years with 2 year option.

My lawyer in Ardmore was new to the game and had no idea, in my option, what he was doing.

All things are negotiable. You can also wait until they do FORCE POOLING and you will have a option for different bonus and royalty percentages. I've notice that most of the mineral owners that are companies, and not individuals wait for the FORCE POOLING.
