Inherited mineral and land rights

Hi, Newbie poster here.

I was contacted by a man looking for the decendants of my father who passed away 3 years ago. He said that my sister and step mother each own 3.3 acres in reeves county texas that is part of a 40 acre track owned by other distant relatives. He told me a lease buyer would be contacting me anywhere from weeks to a month. It has been about 3 weeks and still i have heard nothing more. He did not give me much info to go on and i would like to find out more about it but am not sure how since i am in missouri. Are there back taxes, etc. Any help would be appreciated! Thanks!

Any back taxes owed would be for the surface rights and not the mineral rights on the property. These minerals would most likely be in the Permian Basin area. All legal documents pertaining to these minerals would be found in the County Clerks office in Pecos, Texas. The appraisal records would also be found in Pecos in regards to the land.
