I am trying to find a certified appraiser for land in Blaine Co. My mom passed recently and I need to get an appraisal for the 160 acres of land and mineral rights. I have called several people but they are retired or not feeling well and aren't doing appraisals. Any recommendations? Called a located OK bank and they guy they use is ill and not taking on new jobs.
Surface should be easy. Call one of the title companies or a realtor and ask them.
Are the mineral rights producing? If not producing have they been leased?
What is the legal description?
Southeast quarter of section 3 township 16 north range 10

It is not producing but rights are leased.
It sounds like you need it to assist with probate of the estate. Since the rights are non-producing and not severed, get an appraisal from a standard real estate appraiser in the area used to dealing with farm acreages. An real estate agent from Watonga should be able to recommend one. The estate inventory will only list it as a single line and should not require a separate listing for the mineral rights.
any recommended agents in watonga?
