A 5 year lease is soon expiring. What is the going rate for renewal bonus rates in southern Monroe Co./Washington Co. area. Want to make sure what we are being offered is competitive. Certainly lower than 5 years ago.

A little vague on the actual location, but I found some relatively recent comps in southern Monroe that show up to $5,800 for 12.5% royalty. The coverage seems sporadic, so you may want to check with your legal for better results.
