Lease offer on Section 18-2N-5W

Hi everyone -

I received an offier from Hal C. Smith & Associates on 13.333 net acres I own, Section 18-2N-5W. They would like to acquire a three year lease for the following terms: $1200/acre & 3/16ths royalty or $1000/acre & 1/5th royalty.

I would prefer the 1/5th royalty, with a slightly higher bonus per net acre. Can anyone out there tell me what the bonus on net acre has been for a comparable lease?
