Getting offers to Lease Sec 22 but seem low compared to what I am seeing. 1/8 royalty, $700 per NMA. What is the latest if anyone has info?

I just got an offer of $2000 / acre, 1/8th royalty with 1907. Section 22-18n-17w

Tapstone offered $550 / acre for the same a few weeks back.
