Please advise what additional language that should be added for an oil and gas lease for surface land protection. In this case, the surface is owned in fee in addition to the mineral rights. As it stands, the lease language is too open ended without adequate protection. Presently the property is bare agricultural in Lincoln Co., OK. It is rented for livestock grazing. Most oil and gas attorneys use an entire addendum that addresses surface protection, not just a phrase or paragraph. The language will be tailored to the lease and to your property. If it’s important to you, hire an Oklahoma oil and gas attorney to assist you.

I will second the other answer you received. Nobody thinks their land will be trashed in ways easily avoided, until after.
