You shouldn’t have any liability risks, but if your worried ask for an indemnification clause, they usually throw that in no problem. I would counter at 400 and 1/5 and do the deal on a three year term and two year option. From what ive seen this area has high and low points so I would close the deal soon and get the money and hope for the best on production. All the forms are filled with small font and big words. Ask the landman to explain anything you do not understand.
I, also have been contacted regarding 27 acres in this same 400 acre Manual Skinner Survey, A-27. Somewhere along the line, our relatives must have been connected. I have thus far negotiated a better deal with Mr. Stewart and am also in contact with the drilling company. Perhaps together, we can negotiate a great deal for our families.
