Lease Prices in 1S-5W or close by

I got a call from a landman yesterday offering $2250 per acre for 3 year 3/16th lease in this township and range-I believe they represent Continental Resources

I just wanted to hear from anyone who has leased in this general vicinity n the last 6 months as to what price they’ve been paid for lease bonus

I can’t comment on the lease prices, but I always ask for what the 1/5th and 1/4 offers will be. I chose the highest royalty, because in the long run, the bonus is only paid once and the royalties will be for every well. Usually works out better.

My “usually” is predicated by activity and knowledge. In a wildcat area where there is no drilling, I might lean toward 1/5th or 3/16ths. In an area with proven pays, substantial drilling, lots of knowledge or the reservoir, I always try for 1/4 or at least 1/5th. Never 1/8th!
