Leases in McClain County

This forum has been incredibly helpful and informative in the process of educating me on mineral rights leases. I now know what I am looking at. Paladin Land Group is legitimate.

The only thing I am lacking is a feeling for a fair offer. The standard seems to be $500 per acre plus 3/16 but I am also aware of $300 per acre plus 1/5 and 0.00 with a 1/4 royalty. These all seem to hinge on an immediate need for cash and/or an unwillingness to gamble.

I am currently negotiating with Paladin for $0 and 1/4 in 27, 8N, 4W.

We have 5 net acres, and received an offer for $800 3/16, $500 1/5, or no bonus 1/4. Ours is Section 08-08N-04W. Paladin via Continental. Would appreciate any input. Never even been to OK, and unaware of activity in this area. Thanks, WSD
