Received a recent offer for $200 and acre and 3/16ths for a 3 year lease. Anyone hearing about leasing going on in this area? If so, what numbers are you hearing?

Received an offer yesterday for $150/acre, 3/16ths, 3 year.
I am interested in what others are hearing.
I just received an offer from Stephens Land Services for 14-11N-11E at $200/acre; 3/16 royalty, and a 3-yr with 2-year option to extend. I will counter with 3-yr. only lease (no extension), $300/acre bonus, and 3/16 royalty. I always ask for the standard Exhibit A clauses.
