Leasing and Mineral Values Currently

We are experienced landman having acquired leases and minerals in multiple o&g basins throughout the country for the past 20 years. However, this area of the Rockies is new to us, though we have considerable experience in the Wattenberg Field/DJ Basin in CO.

That said, the lands in TOWNSHIPS 2S, 3S, 4S, and RANGES 1W, 2W, 3W, 4W of Duchesne County have some activity that we are tracking. What we cannot figure out is the CURRENT VALUE of a leased acre (recognizing that much of the above noted TWP’s & RNG’s are HBP) or more importantly, the value of mineral transacted acre in this area.

Is it OK to ask here on the forum for general per acre prices for leases and minerals? If anyone has transacted or is at least able to give us some guidelines, it would be greatly appreciated. We are a well-funded mineral & royalties acquisitions group, simply seeking some intel.

We also own a bunch of minerals in this area. We have done several lease transactions this past year. It depends on the unit and the operator. It could be anywhere from $300/acre to $2,000/acre. Royalties typically range from 1/6th to 1/5th. It’s rare to get better than 20%.
