Leasing in Jackson County OK

Has there been any recent leasing activity in Section 20, Township 3, North of Range 21, West of Indian Meridian in Jackson County OK? A number of years ago, someone contacted my mother about interest in leasing, but nothing was ever finalized.

There hasn’t been a lease taken in 3n-21W since 2013. It doesn’t look promising.

How do a find a lawyer where I can sit down for a max of two hours and find out how to transfer the mineral rights our my my mother’s trust to the trust beneficiaries, without it costing me an arm and a leg.

If the minerals are already in the trust, and the trust says to distribute to the beneficiaries, this should be as simple. You will most likely need a Trustee’s Mineral Deed, a Certificate of Successor Trustee, cover letter and recording check. This should not require significant legal review unless there is a special needs beneficiary, or the trust is complicated.

You reach out to friends who have oil and gas interests in NM or Oklahoma, and ask if they are happy with the attorney they used. Much like finding a doctor, plumber, etc. Word of mouth.

Unfortunately, we do no know anyone that has mineral rights in NM or Oklahoma.

At this point, it is questionable if the minerals are in the trust. Quit claim deeds were prepared for the Texas and Oklahoma farms, but were never recorded. We do not have the original deeds. A Quit Claim deed was created for the NM mineral rights and it was recorded.

Thanks for the info. I searched the records but could not find anything related to the farm mineral lease that my mother inherited.
