As benificeries of a Trust we have been given ownership of mineral located in Leon County, Texas. The Trust language describes three seperate tracts of acreage. These tracks are out of: (1) the A. Irwin Survey, A-421, and L.Burns Survey, A-60, (2) the Sarah Oden Survey, A-1208 and (3) the A. Irwin Survey A-421. I am able to identify the respective surveys on the rrc.texas.gov website however how can I identify the exact location boundaries of the specific tracts? My thought was there must be a specific deed for these tracts/ acreage however my initial attempts to contact Leon County office of deeds has not recived a response. And in fairness pehaps I have not contacted the proper person/office. Would appreciate any guidance!
Try calling the Leon County Clerk’s office in Centerville, Texas which is the County Seat. It’s number is 903-536-2352.
You can also try to contact the Leon County, App. District at 903-536-2252. They will have maps of these tracts and have them online. Does the trustee of the estate have information that they are able to supply you with? If they are managed by a bank I would be very cautious! You need to find out exactly what your interest is ASP. You show you own mineral rights in FIVE separate tracts so most likely you may own quite a lot. Time is of the essence.
@Schramm A map designating the mineral tracts is not going to be available for public access on a practical basis. Where the surface tracts match the mineral tracts, then you can use the county assessor maps. Otherwise, start with the abstract and establish the borders of you tract within the abstract. If you are technically adept, you can build a shape file on Google Earth. Try using TexasFile.com for Leon County record search (1828 to Present). Good luck.
If the trustee can’t provide you the deed descriptions here’s a link where you can search the Leon County Deed Records for the recorded documents. There is no cost to search and view documents and a per page charge if you find something you want to print. https://i2i.uslandrecords.com/TX/Leon/D/Default.aspx
