Hi,
I am new to this forum and recently been offered a lease for the mineral rights on our land. I am guesing the first step is to get a good lawyer? Any guidance and suggestions on a lawyer in the live oak county that specializes in oil and gass would be appreciated.
Harry Schultz, Jr. practices Oil & Gas law locally -- in Three Rivers, I believe. A perhaps more costly and less convenient to visit -- but truly extra-ordinarily talented -- Oil & Gas Attorney located in San Antonio is George J. Person of Person, Whitworth, Borchers & Morales. Good luck to you.
You may want to hold off on getting a lawyer!
Leah,
I would suggest reading the following two articles on MineralWeb.com:
http://www.mineralweb.com/owners-guide/lease-proposals/oil-and-gas-leases-10-common-mistakes-during-mineral-lease-negotiation/
and
http://www.mineralweb.com/owners-guide/lease-proposals/oil-and-gas-leasing-top-10-things-to-do/
The first lists things NOT to do immediately in your situation, and the second lists things you might want to look into.
Essentially, what they say is that you should do your homework before hiring a lawyer right off the bat -- this will save you not only money, but will allow you to get a better understanding of your situation first. There is a lot of infomation and guidance to be had on this site, and at mineralweb.com. Also, if you find a fellow on here named Buddy Cotten, he seems to be the resident leasing guru, and is very approachable...
But, of course, depending on your situation, if you're at that point, then I certainly defer to Andy and his referral.
Good luck, either way!
Thanks for the links and the advice. It really helps.
I would certainly read all the material provided first…imho, a lawyer was not the way to go for me. My expert lawyer was $25,000.00 retainer. Wow! Consider whether you may end up turning your leasing money over to the lawyer? Just a thought for you.
