Mineral interest in trust and missing OGM interest

Several families own interests in real property(oil,gas and mineral interest only) and

personal property(two(2) gas wells. The property is in the Grassy Run area of Ritchie County, West Virginia. The owners are concerned that when they die, their descendants will not keep up with the interest through tax foreclosures, which already happened once.

Please help me find a way to pass ownership to the heirs, with a minimum of paper work

(Revocable Trust?). The families wish to avoid probate and the County Tax Department.

Our grandmother signed an Oil and Gas Lease on March 11th, 1985 for her one-eight

(1/8th) royalty interest in 114 acres with Clint Hurt and Associates, Inc. Our grandmother

has been deceased for more than (20) years and her daughter, our mother, has been deceased for (10) years. We have received no lease payments, tax bills, or any communication about this property. The property is in the Clay District of Worth County,

West Virginia and on the north bounded by P. Valentine, containing 114 acres.

Does anyone know anything about this property?

Can anyone tell us the best way to find out about this property?
