He, I have a small piece of property, 1.86 acres in Centerville. My husband and I researched the previous deeds in the Tyler County courthouse. It looks like we do have the mineral rights on the property. Antero wants to lease the property, but wants us to sign a contract not stating the exact acreage that they're leasing. My concern is next month if we get a check, it won't be for the acreage that we actually have. Is this how the contracts are normally? When we leased another piece of property to Triad Hunter, it stated on the lease the acreage and the exact amount of money that would be paid for by check. Thank you for your help, Patty.
Thank you very much for the information. The 1.86 acres is actually 2 parcels, that was part of my concern. I believe they have already begun drilling, but not sure. They didn't approach us to lease, but they did contact all the surrounding properties. I contacted them after looking at the WV permit map, and it looked like they were going to be pulling minerals from this property, which they will be. I understand that mistakes can be made with all this drilling, just really concerned right now not to be taken advantage of. Thank you again for your help.
My daughter and grandkids live there. She is concerned about the well. We are supposed to go to the Middlebourne office tomorrow and look at the lease. Thank you so much for the information. This is a little confusing to us, since the property is so small. Thank you so much.

if you live on the surface you would want some other language in there about water testing and how close the drilling can occur to your structures etc. . maybe they overlooked you in which case if you are part of a unit and not leased can give you some good leverage especially since they have started drilling it sounds
Also, can someone suggest an attorney who is familiar with Tyler County mineral leasing? I think I'd be more comfortable if an attorney looked over the contract before we sign. Thank you.

Thank you Nancy. I’ll call tomorrow morning. I’m really concerned that I believe the well has already been drilled, and we were never contacted to lease our mineral rights. My daughter and her family live there in that house, and she has many concerns, including her well.
