Mark, I'm willing, I just don't want to post information from another county and get people confused. My last offer in DUNN COUNTY T149 R 93 SECTION 24, T148 R93 SECTION 2 $3,000 per acre and 20% royalty, in Dec 2010. I'm sure they would have gone higher if they thought they could close the deal. I turned them down and went carried interest and am completely happy with it. I don't get offers anymore. I hear everything you post here comes up on a Google search of your name, that being the case, I'm not surprised that I am not getting more offers although I have acres yet to lease in great areas. I was a bit in people's grill when I approached this issue in my first postings on this site. You have shown much more tact than I did.....I would suggest that it would be even more helpful if the Sections were included in the property descriptions.....prices can vary greatly even by sections......now I wish William's county people would adopt your idea.

I agree regarding the sections.....they vary substantially. I respect Mark's opinion. I do not foresee much participation in the context that he envisions which is sad; inconsistent information and convincing tales from landmen/women!! will continue to perpetuate the industry and further dilute rightful profits to the mineral lease owner.
Cara, apparently my trustee signed a 3-yr lease for 3/16s to commence May 7, 2012 off an original lease from 2004....does that seem to be an unusual percentage?? the extra 2% helps defray admin costs and taxes...every penny counts. I am not yet aware of the price per acre; my last communication with landman was $5,000 then $15,000 signing but that will not be confirmed until settlement of estate. next hurdle is knowing/seeing what other drilling activity is going on in area for future negotiation....hard to do even with GIS server or Google satellite imagery.

144N R98 Sect. 33 Only $100/acre at 17% in July of 2008 and unfortunately I didn't know what I was doing and they got me and my relatives for an option at $75 for 2 more years after the initial 3. I'm actually hoping they don't drill by this time next year and we can get something in the $1000 - $2000/acre at 20% that others on the site are talking about... good luck to everyone :)

T-138 R-100 S-23=$700/acre, 18.75%, 3 years. Signed in 2011.
24-140N-100W, 22-140N-100W, both total $1,500/12 mineral acres each, both 16% Aug 2009 3 yrs. If I would have known or been aware of the potential oil boom, or knew what was about to happen, I would have tried to get 18%-20%. Lesson: Always research before signing.
