Mineral Right Prices- Weld County CO

I am trying to help my mom out with getting answers to a couple questions. She recently received an offer to purchase the mineral rights she holds with a few family members. Her share is 0.733 net mineral acres. They are offering $21,000 an acre equaling $15,393.

The plat is in: Township 5 North Range 65 West, 6th p.m. Section 3 SESE

I am trying to better understand if this is a reasonable offer for the rights to a piece of property in that area. I simply don’t want her to get taken advantage of. Any help the folks in this forum can provide would be greatly appreciated.

This is what it looks like…as you can tell, it is surrounded by production. Can you get more? Probably, but that is a strong offer. This is considered the core of the basin ie best rock fwiw
