Mineral rights fair market value in yoakum county in 2005

In 2009 we inherited some Mineral Rights for land in Yoakum County, Texas.

We are trying to find out the fair market value of those Mineral Rights in 2005. The land is located on the West 1/2 of Section 385, Block D. John H. Gibson Survey, Yoakum County, Texas.

Any help in this matter would be appreciated.

I had a family friend sell some minerals in Yoakum recently with a small amount of production, but had a horizontal well permitted on it for $3,000/acre. If you have production, a good operator, and a decent royalty on your lease- this will increase the value of your minerals.
