Mineral Rights

I looked on the Weld County Website and it says mineral ownership is Anadarko, but when I bought the land and house the mineral rights were in the contract for me to own. Confused on what that means exactly ?

Section 35 Township 09 Range 66. I know when I signed the contract it said mineral rights on it because I double checked that.

Do you know the exact acreage that you purchased? What is your (as the buyer) legal name for this purchase?

It appears that Anadarko owns all the minerals in 35-9N-66W. Here is a link with the property information:

Anadarko apparently reserved these minerals at some point. I just did a quick check in Weld County for this. I am not sure what was discussed when you purchased this, but these minerals were clearly reserved by Anadarko prior to your purchase. More research should have been done and would need to be done (patent to present) to verify all of this. Probably not what you wanted to hear, but from a quick check, Anadarko appears to own all the minerals in Section 35 and you just own the surface rights. I did not check any title except for your source deed. I just checked on the link I provided.

I have been a mineral owner for decades, in Weld county, and have never seen royalty payments as low as they have been for the past 7 months. Anadarko has given us no less then 4 different explanations for the 90%+ drop in payments. I don't think I believe any of them. I am looking at their production and profit statements and things do not compute. In addition we are having a substantial amount of money being taken out of our checks for deductions that I do not believe are legal.

I am asking for feedback from other Weld county/Anadarko royaly owners. I would like to know if anyone can recommend a good independent auditing firm as I think that is the only way we are going to get to the bottom of what's going on.
