For Bill or Toni Everett or anyone else who might know, since the old Westbrook field has been under water flood agreement for over 40 years and is currently operated by Energen, does that give Energen the right to drill in the Cline Shale or would that depth require new lease agreements? The current wells in that field are around 3200 ft. I think.
Hello Artie. I think if there is current production, the lease which Energen (or whomever they acquired the lease from) and the lessors they negotiated with years ago, would be binding, so the depth they secured would be dependent on the wording of those earlier leases.
If no depth is specified, then I don’t know.
Anyone else have an idea?

I believe if the current lease held by Energen only states a certain depth, whatever below that is available and clear for leasing. I know that Devon is looking at a section South of Westbrook under 3500’ but another company has above that depth and is still under a current lease so that leads me to think that two companies may have a lease on one section with different depths.
It depends on several things, including whether there is a depth clause, or sometime pooling clauses can hold the lease.

Those DANG PUMPERS , company and contract, they are a tight-lipped bunch, must have all been cut from the same cloth. Even the rig guys.
Went down to the Wulfjen Location last evening, toting a buttermilk pound cake (hot from the oven), fresh fruit to drizzle on top, complete with Cool Whip. Talked to the Cactus drilling foreman, trying to get a feel for how the horizontal drilling is going. Oh, it’s going really good he says. Then I say, can you tell much from the cuttings you get back as you drill? You know, I don’t know squat about drilling, but I think if you are getting little rocks from the formation and they are surrounded with drilling mud, then maybe you see some kind of rainbow or separation if there’s any OILY substance, as it sifts through that screen. Or maybe you feel it on the rig if there is a poof of Cline gas (kidding. kind of.) I was grasping at straws to even know how to be in the conversation, and knew he was questioning my mental capacity at that moment.
He looked puzzled, like you do when someone asks a question that you can’t really follow, then he thoughtfully says, Mrs. Everett, you know even if I knew anything I couldn’t tell you. And they really won’t know anything until the well is fracked. So I didn’t find out anything… Because he couldn’t talk about it…
You need a guy to talk to those guys; one of those unspoken rule between guys.

does anyone have a rate of lease bonus $ per net mineral acre and royalty % retained?
I know it depends on the location, but I have any offer on a small number of net mineral acres @ 500 and 22.5% royalty. any input is appreciated.

That is a great question to ask, I like the way you think! Aaron, bonuses got up to about $800 a year ago with 25% royalty for a little while. They have come down from what I hear and unfortunately I do not know current amounts. Best of luck!

You can`t get that contract pumper to tell you wheather the value of mineral rights are going up or down in his estimation?
I would ask for $550 and 23 1/2 %; they may not budge because a lot of them are not going much higher. Is yours east or west of town?
