Has anyone heard of Petro Shore? We have some interest in Cass Co. and someone on that blog asked. I think there are only 5 members so thought I would ask this group as you all seem very knowledgeable! What a group!

Interesting info, Toni! I agree with you on the errors that are made and the amount of research to be done. We have been working on some similar stuff in our family.

My question: My great aunt left her estate to her 13 nieces and nephews and their descendents around 1980. There was an Affidavit of Heirship notarized by her attorney, but never filed–at least no record! We are about to file an Affidavit of Fact–we have a family tree outlining the current heirs that we know and the mineral properties involved. We plan to file this in Mitchell, Taylor, and Fisher Counties so that if any landmen are interested, they will know where to find us. They would have to do their own research, of course, to verify. Have any of you ever heard of this being done?

Devon recently acquired ownership of a lease on my family’s land that was originally leased to NiConsulting in 2008. It was for 5 years, so there are about 15 months remaining on the primary term of the lease.

My family had a meeting with 3 Devon employees who came down from Oklahoma to discuss a few amendments to the existing lease. That meeting was in April. At that time they mentioned drilling three sites in the southern part of the county. One site was in the NW portion of Blk 12 H&TC Survey, another was in the NE portion of Blk 13, H&TC Survey (SW of Lake Champion a few miles), and the other was Blk 27 T&P Survey, I think that site would be a few miles south of Lake C City. (None of these properties are owned by my family). You know, that was April, and their plans could change.

A couple of weeks ago I asked one of the Devon Landmen that we have been negotiating with for an update on drilling. He talked like it would be late summer or fall on the test wells. He also said for now they have put a hold on doing a lease amendment/extension with us.

Does anyone else know of any recent drilling developments?

Have been doing some title work for my family and discovered a few mineral acres we own through my deceased grandfather Delmar Lowe. I found that Devon had leased from the larger mineral interest owners on that section, so I contacted them thinking they would like to pick up our acreage to help complete that section they had already partially leased. I even had names and addresses of my cousins to make it more appealing for them to pick up, and we would all use the same lease form. They told me that they have moved on from the leasing phase to the development phase of their drilling program and they didn’t want our acreage at this time, and if they decided to proceed with drilling on the property, they will go back and find all the smaller mineral owners. I was kind of disappointed. That was in the area that was known as the Lowe Community, in the southern part of the county. I suppose if they have leased from larger mineral holders, that pretty much ties it up and keeps anyone else from leasing.

Clay Strange, yours was a welcome name to see on this site! Haven’t seen you in probably 25 years. Can you answer a question? On that 2008 lease we made which Devon owns now, we warranted title. (We don’t do that any more). What exactly does that mean? I have done my own title work for my family to determine what our mineral ownership is and have asked Devon to tell me what their ownership report says so I can compare. If there is production in the future I want us to get what we rightfully own, but we sure don’t want to get paid on something we do not own. By warranting title on an oil and gas lease are you saying you will be responsible and pay back any funds you may have received in error?

Looking up those records myself made me really appreciate what those landmen do everyday. It also made me see there is so much room for error in determining ownership. It gets complicated, and deeds weren’t always filed in the same chronological order in which they were signed. Thanks Clay. Toni

You might speak with Kathy Newby at Surety Title, You should still be able to file the affidavit of heirship, but call and ask her as she is an expert in this field…325-728-8900

Kenneth, Sure didn’t know about the possibility of a pipeline of that magnitude. From the map of the site that Ginger posted, would the point of origin be the big tank farm at China Grove?

Martha, I think you would be wise to go ahead and file the Affidavit of Heirship since it was a valid document at the time, unless the Affidavit of Fact is more up to date identifying current heirs. Or maybe the Affidavit of Fact would be filed in addition to the Affidavit of Heirship. Guess it depends on the wording.

We need to file an Affidavit of Heirship as well that connects our generation to Mr. Lowe. I have been trying to read some of them that have been filed recently. Wonder if there is a limit to how many generations the document can cover and how many current heirs you can include? It could get kinda wordy…

Has anybody else seen that article in Reuters about a possible pipeline proposal that connects Colorado City with Texas City? If so, whats the latest?

Just recieved a letter offering $500 per acre and 20% royalty for some minerals just on the west side of Loraine.

Don’t take it, they are worth way more, have you already signed a lease?

Mickie, I don’t know what the activity is like there after Devon quit actively pursuing leases, but some in that area got $800 an acre and 25%.i believe prices have come down some since Devon quit lesing though. Call Laredo Petroleum, if it’s not them, and see what they can do. Best of luck,

Devon offered the $800 & 25% for a short time only mainly they were offering $550 & 25%, I agree call Laredo they had one time offered $600 and 23%, but you will just have to negotiate…good luck

Hopefully the Cline will work out nicely and the land near C City and Loraine will be a Cline Shale hotspot. It looks like the Cline is spread out over a large area and oil companies can go where they choose to drill without having to be in a smaller specific area. But, who knows at this point.
