I represent an organization that has a royalty interest in 161.554 acres in Township of Adams, Monroe, Co, OH. I have been presented an Oil & Gas Lease by the producer for 5 years, 18% royalty and a $2500/ac bonus.
Because this tract has already been Unitized by the ODNR I understand that if I do not execute the producers lease, having what appears to be no negotiating leverage, the State will commit the lease to less favorable terms. Is that correct? Any suggestions as to how to proceed?
