When signing multiple leases with same company do you want to stay consistent with your lease terms even if one is a tiny tract? I had attorney get terms I wanted on 12 net mineral acre tract but this is only .01 NMA. And I expect to be signing other leases with this company in the future. Tracts are in Nacogdoches and San Augustine Counties, Texas. Thanks.
It all depends upon if you own the surface and minerals. If you could lease all at the same time it would be to your benefit. Being nice may mean nothing as the company may sell or use another broker to lease your interest.
If you expect to be signing additional leases with the same company, I would suggest keeping the same lease terms. Whether it is .01 NMA or 12 NMA, the terms you’ve come up with still affect the smaller tract.
