Murray County Oil Lease and Pipeline Damages

My family has received offers for (1) a mineral lease and (2) a pipeline surface damage/easement; both from Bays Exploration. Two separate offers, and we were a bit surprised they made a mineral lease offer. The pipeline has been in process for a few months. Murray County Section 31, Township 1 North, Range 2 East; just northwest of Davis.

The mineral lease is a bonus of $200/acre and a 3/16th royalty; three-year term. The pipeline surface damage is $325/rod ($200 for easement and $125 for crops).

Does anyone have any comments as to the offer amounts, or know of a local source who can assist in determining the current market rates?

It would be wise to get an oil and gas attorney to review both leases as the drafts are generally not in the mineral/surface owners’ favor. You will probably need some additional clauses to protect you better. There are other leases filed in section 32 at 1/5th so I would ask for at least that choice.
