I have 18 acres surface and 30 acres minerals in lot 1 sec 24 t20n R9E. Does anyone know a good landman for this area? We were interested in drilling but was told we need to see if this 30 acres is attached to other land? Was told we needed a land man??? What's the minimum acres needed to drill a well in this area?
Propbaly need the 640 acre section full of minerals in order to have the right to drill or have leases from the 640 acre section worth of minerals. That is the most common spacing unit.
There have been spacing units as small as 40 acres in some parts of the state at various times.
You need a land man with some roots in Rogers County.

No your mineral rights could be very valuable. Or not.
They have value for being leased if someone ever develops the section where they are located and you would sign a lease with that person or company which would give them the right to drill and produce the minerals.
The Lease Value depends on the geology of the are in which the minerals are located and the production history of the local area.

I think so. I am 3 miles north of the Hard Rock Casino and the port of Catoosa land is to my East? Legal is wrong my bad. I mixed legal up with land I have in Creek County. Lot 1 Section 24 T20N and R14E. My bad...

Would it be worth my while to see if any of the wells around me are in my "Pooled" acres? Are there maps available that show how big the pooled acres are in this area in relation to active wells? Driving around I see working wells. My Realtor claims to have been standing on the property and looking at 3 different working wells. I think he was exaggerating because land sits kind of low and all I saw was trees. LOL

Ask your realtor point blank, if there is any production going on in the area, where is it and how good are the wells.
I did not exhaustively search your section but I looked long enough to get the idea nothing was going on.
A working well three miles away may have little or no bearing on whether or not your land is potentially good for development.
How can I find out if there are wells on land I have mineral rights on? I have 1/4 interest in mineral rights in Rogers and Mayes County, 372 acres total.
