Our family’s mineral interests are primarily in Oklahoma. But we do have one mineral interest in Reagan County, Texas (Sect. 9, Blk C Sw4NW4, or maybe also known as the Sherrod Unit Tr 6). We are not familiar with the Texas ways, and are hoping someone on the forum can be of help. As far back as 1998, we received offers to buy our minerals in Reagan County, Texas. Beginning in 2010, the requests came more often, and for a higher dollar amount. Beginning in 2017, the dollars being offered were much higher than before, and we received many offers to purchase our minerals. We continue to receive offers, but not as frequently as in the past. Can anyone tell us what, if any, activity is going on in that County?
There is a LOT going on in that County. Do you have just the shallow rights or do you have the deeper rights? There are quite a few Sherrod wells. Shallow wells and deeper horizontal wells. There are newer permits to the east in that section. I wouldn’t sell depending upon what you owned. Exxon/XTO is the operator. Contact their Division Order department if you need to get your DO copies and ask what you own. Be prepared to be patient when dealing with them.
The only Crews for the Sherrod Unit has a small value interest according to the Reagan CAD https://www.reagancad.org/Home/Details?parcelId=509669&ownershipId=14703.
Ms. Barnes. Thanks for the response. Our grandfathers were landmen in Oklahoma and we have original deeds on all of our Oklahoma properties (from the 40s and 50s). Part of their “salary” was a royalty interest on all of the Oklahoma properties…
We have absolutely no paperwork on this Texas property. What would be the best way to get the paperwork - go to the County and see if we can find it there?
We received some large payments on this property from Pioneer, but the payments have dwindled to almost nothing ($21 this year). Is there a relationship between Pioneer and Exxon/XTO? I will reach out to Exxon/XTO and see what they can tell me.

James, that is correct. We inherited this interest from our Grandmother. Her estate was split six ways, one of which was us. Sure seemed like a lot of money being offered to purchase this small interest. I am wondering if there may be money in suspense, that purchasing companies may be aware of???
XTO/Exxon and Pioneer are all now the same people.
For me the issue here seems to be figuring out how you show up in the old Sherrod Unit in the tax rolls but don’t show up in the tax rolls on all of the Wolfcamp horizontal producers passing through NW4 of Sec 9.
You can research the Regan County Clerk’s records at Reagan County Clerk Official Public Records | TexasFile. The records online go back to 1903, so you should be able to find the deeds. Pioneer was purchased by Exxon. Check for unclaimed funds in TX, OK, DE and NJ for your grandfathers. Remember to check MissingMoney.com also. Have the buyers send you a proposed MD with an effective date of this year and see if that changes their offer. Review the MD for an “accrued runs” clause that is used to recover suspense/UCP funds. This can help you discover where they are directing the value.
TexasFile is certainly the place to start, but I’ve sometimes found instances where certain records were missing or were given the wrong identifying information. A good second source to check is https://www.countyrecords.com/. Sometimes they have records that are missing in TexasFile’s collection. BTW, County Records purports to have Reagan’s deed records back to 1878.
