Need help-please & thanks!

Am Newbie-(Thanks Much for Newbie Info.) NEED INFO & hoping for reply from an experienced Mineral Rights Owner in Ward. I'm in Massachusetts & unable currently to return to Texas.Can't find info & need to make Informed Decision.

Have clear title to >12.5% und int With Mineral Rights in Family owned (~100yrs) 80 acre plot in Ward Co., Tract 182, Block 34, HT&C. Anadarko wanted 3yr.lease for expl 2007,$2-3,000.00 total my interest.Re-leased 2010 ~$5,000.00. Then Stramge began. Ten mos. early for re-lease in Aug.2012, had offer to renew lease for tract at $2,000.00/int acre & pipeline intent =$20,000.00 for each 12.5% owner & much more for 50% owned by Greene Family Trust. Family in TX immed took deal & informed me in Mass. Just out of hosp & W/out $ for atty, I signed & went W/majority decision.

Since Feb 03,2014, have now had 3 Offers as well as numerous calls & letters-to SELL my Mineral Rights Interest for $6,000.00/acre on above Tract from POCO Minerals. POCO also wants deal backdated to Jan 1,2014 (?).POCO first called early Monday, 02-03-2014,saying they'd have a check to me by that Friday for >$60,000.00. All I had to do was say yes & sign. Bells went off. I delayed decision,let offer expire. Landwoman emailed & then mailed a legal agreement with improper grammar and serious misspellings. I did not appreciate the aggressive hard-sell. Outfit seemed unprofessional at best. Despite laptop research, I can't seem to find info on this company, ties, etc. Now on third offer from POCO-same terms expiring June 1. Has anyone dealt with POCO Minerals in the area?

Some,if not most,of Family's taken deal to best of my knowledge. Informed co-owner communication sadly nonexistent. Am concerned re: legal implications of NOT selling(Imminent Domain?),but seems fishy.After reading other postings, offer amount seems really high for only my % of acreage.Working to educate myself re:This Brave New World of which you are all so knowledgeable. Just need real hard facts-

Last & IMPT- any info on American Triton Well Svc in area OR Live Oak LLC in area?

Finally, my late Great Dad ALWAYS said "Don't Sell the Mineral Rights!"

Seems you have a discerning spirit that helped you when you didn't know it. Seems your a little confused, the first offer along with family was to lease the acreage, however the POCO deal is they wanted to purchase all your minerals not a good deal for $60,000. Usually they are not really paying you anything more than 10 months of production. My Grandfathers Mantra was NEVER SELL THE MINERALS. Sorry you can't afford an attorney, you may want to check out prepaid Legal, an organization where you can get questions answered by attorney for little as $25 a month. They helped me with many leases. They could help you with the questions that are worrying you.

Ward is a Hopping County these days in West Texas, Be patient with the Oil companies one day they will come a calling.
