We had a form letter for a lease offer and y’all told me not to accept the first offer. Upon that advice I did not respond to the offer. How long should I wait for them to give another offer? Is there anything I should do if there is no other offer?

You may or may not get another offer from the operating company or you might get offers from others interested in leasing. You may want to wait for the force pooling if there is one. Make sure that your name and address are properly filed in the Grady Courthouse with the recorder of deeds so that any OCC cases will be sent to you and you will not miss the pooling.
I mean you can always counter with your own terms and lease form. Not every scenario is one where the owner is flooded with abundant offers. The lease itself is quite a bit more important than the bonus offer.
