We received a letter with a mineral rights offer for a Section of land. We don’t even know how to look up the sections and when I put it into the search it didn’t find anything. Do you have any information on Section 8-12N-7W in Canadian County?

Thank you both so much. It says it is an offer for a 3 year lease. When I called the woman listed on the paper she couldn’t or didn’t explain what was going on very well. So that threw up a red flag for me. If she is listed as the contact to ask any questions and she can’t actually answer questions seems fishy.

Not sure how many leases you have signed, but the Oil and Gas Lease business is the wild West. Never sign a lease without having made several adjustments usually detailed in an Exhibit. Notable items needed are )No Deductions )No Warranty ) and several other items. And don’t give them a signed lease until you have check(cashiers) in hand(many people just try to flip it). If you are not familiar with these items I would suggest you contact a lawyer in the area for help — any lease the leaser provides will not provide you any protection and will be only to the oil companies advantage. As far as Bonus and Royalty amounts – 2 years ago $7,000 an acre was normal but now maybe 2,000 to 4,000 and Royalty 1/4 should be a minimum. ----- O by the way I am not a lawyer and do not hold minerals near you so my opinions are pure speculation. But I do know you need to be very careful how you proceed or they will take advantage of you. And it’s not unusual for them not to let you know whats going on. If they can keep others out they can keep what they have to pay as low as possible… So, it’s best for them to be clueless. In fact you probaly won’t know whats going on until you receive a Division Order. Like I say it’s the Wild West. Just be sure and get that Exhibit attached to the lease.

There are quite a few horizontal wells surrounding that section, so someone may be putting together a plan for more drilling.

It is very common for an operator to hire a land company to get leases for them. They will often not tell the landman what is going on because they are on contract to just get the job done. The first draft of the lease offered is almost always all in the operator’s favor, but everything in the lease can be negotiated and should be with the help of an oil and gas attorney to get the most favorable terms for you and your family. That lease could hold for decades.
